1251 6th Avenue, also known as 1251 Avenue of the Americas, is an office property located at the corner of 50th Street and 6th Avenue in Midtown Manhattan. In 2013, the skyscraper received Silver certification under the U.S. Green Building Council’s LEED for Existing Buildings (EB) Rating System. The building has since received Gold certification, Energy Star certification and continues to be a leader in energy efficiency.

Water Submetering Reduces Costs

In 2017, while providing metering services, utiliVisor identified opportunities to reduce the cost to generate and distribute chilled water. The BMS (Building Management System) at 1251 6th Avenue was limited in its ability to efficiently collect the enormous amount of data necessary to identify sustained energy savings on a long-term basis. utiliVisor was contracted for continuous energy oversight of the chilled water plant with a goal to reduce the cost to generate and distribute chilled water by 12-20%.

Steps To Achieve Energy Efficiency

After uncovering the holistic energy efficiency of the current system as well as the individual components, the utiliVisor team used custom analytics to generate actionable insights that would optimize energy performance and develop an efficient operation and reporting system. The real-time analytics package offered advisement to the operations team on proper sequencing with changing rates. utiliVisor validated the control sequences of the control system. Ongoing monitoring and technical support to building operations staff continued refinement of the operating plan to ensure energy savings and efficiency. The improved operations have saved $52,380 with potential for further savings.

Savings and Incentives

In addition to savings, 1251 6th Avenue will benefit from incentives offered with the RTEM (Real Time Energy Management) program through the New York State Energy Research and Development Authority (NYSERDA).
